You Deserve a Home
in Tuscany.
Not Someday. Now.
Somewhere out there, there is a hill with your name on it. A terrace where morning coffee tastes different. A house that makes people go quiet when they first see it.
If you've ever dreamed of restoring your own villa or farmhouse in Tuscany — this page was written for you.
We are Kraus Haus — a premium construction company. We restore and reconstruct villas and farmhouses in Tuscany — with transparent pricing, honest timelines, and full control. While you live your life.
Tell Us About Your Dream →
Imagine waking up in your own home.
In the place you always dreamed of.
Not a hotel. Not a rental. Yours.
The smell of old stone walls warmed by the sun. The sound of wind through cypress trees. A glass of local wine on a terrace you designed yourself.
Your family around the table. No schedules. No noise. Just life — at the pace it was meant to be lived.
That feeling? It's not a fantasy. It's an address.
And it's closer than you think.
Restoring a Villa in Tuscany Sounds Like a Dream. Until You Start.
The dream is real. The process of Tuscan reconstruction — without the right team — is brutal.
This is not a rare story. This is the standard Italian construction experience for foreigners.
And it doesn't have to be yours.
Hidden bureaucracy — permits, Comune, Genio Civile. Nobody guides you through it.
You get three quotes. All different. None of them binding. Costs grow from day one.
Work starts. Then slows. Then stops. Nobody explains why.
The budget you planned is gone. And the house is only half built.
You fly in, you argue, you fly home more stressed than when you arrived.
Language barrier. Italian contractors speak Italian — and that's it.
Two years later — you're still waiting. Still hoping. Still paying.
There Is a Way to Restore Your Tuscan Villa
Without Losing Your Mind — or Your Money.
Not easy. Simple. Clear. Predictable. Even enjoyable. That's what Kraus Haus was built to deliver.
Transparent Pricing. Always.
Before work begins, you receive a detailed, itemized budget — clear, honest, no hidden lines. Reconstruction in Tuscany has its complexities. We explain every cost upfront so there are no surprises along the way.
You Don't Have to Be There.
Weekly video reports. A dedicated project manager. Stage-by-stage documentation. You visit twice — once during construction, once to collect your keys.
Engineering That Lasts Generations.
Underfloor heating. Proper waterproofing. Climate systems instead of noisy air conditioners. We build the way Central Europeans expect — not the way local contractors cut corners.
One Team. Full Responsibility.
Materials, subcontractors, permits, inspections — all under one roof. One call, one contract, one person accountable. Us.
We Are Not a Local Contractor.
That's the Point.
Kraus Haus was founded in 1993. For over thirty years we have been delivering premium residential projects — first in Ukraine, then across Central Europe, now in Tuscany. Every market taught us something. The obsession with quality stayed the same.
Our founder Andriy Kravz holds a PhD in engineering and has personally overseen hundreds of construction projects — from foundation excavation to final handover. He is not a salesperson who delegates everything. He is the person who walks the site, reads the drawings, and makes the calls.
He built Kraus Haus around one principle: the client should never have to worry. Not about the price. Not about the timeline. Not about what happens when they're not on-site. That is our job — not theirs.
"Every client who comes to me has the same story — a bad experience, a broken promise, a project that went sideways. My job is to make sure that never happens again." — Andriy Kravz, Founder
From First Idea to Keys in Hand —
Every Step of Your Tuscan Restoration, Managed.
The Conversation
You tell us about your property and your vision — a rough idea, a sketch, or a full plan. We listen, ask the right questions, and tell you honestly what's possible, what it costs, and how long it takes. No sales pitch. Just facts.
Land & Location
If you're still looking for the right property, we can help you evaluate plots — terrain, access, soil, local restrictions. We know what makes a Tuscan site buildable and what makes it a trap.
Permits & Italian Compliance
We coordinate the full permit process — Comune, Genio Civile, structural clearances, safety documentation. Our local technical partners handle Italian bureaucracy in Italian. You handle none of it.
Design & Budget
We work with your architect or introduce you to ours. Once the design is set, we prepare a full itemized budget — transparent, with a clear structure and no hidden costs. You know what is fixed, what is estimated, and where restoration-specific contingencies may apply before work begins.
Construction
Work begins. Every week — photos, videos, progress updates to your phone. Every key stage — a technical inspection by our engineers. You always know what's happening. You never have to wonder.
Handover
We walk you through every room, every system, every detail. When you're satisfied — you take the keys.
You Live.
Your home. Your mornings. Your rules. The life you designed — finally in the place you always imagined it. That's what this was always about.

Architecture, Design and Technical Expertise Around the Project.

Restoring a Tuscan Villa Takes More
Than a Construction Crew.
It requires local technical coordination — architects, geometri, structural engineers, safety consultants, landscape designers, concrete suppliers, earthworks contractors and MEP specialists. Kraus Haus combines international construction management with a practical local network built on the ground in Tuscany and Italy.
Trusted professionals, suppliers and technical companies we work with in Tuscany and Italy.
They Thought It Was Too Good
to Be True. Then They Got Their Keys.
I've heard every horror story about building in Europe. I was terrified. Andriy's team made the whole process feel almost effortless. Weekly reports, fixed price, zero drama. We visited twice. The third time — we moved in.
The fixed-price contract was the only reason I said yes. And they held it. Not approximately — exactly. That's not normal. That's exceptional.
Professional, transparent, and genuinely high quality. The engineering systems alone are worth every euro. I expected problems — there were none.

Our Honest Answers.
We don't have a property yet. Can we still talk?
Absolutely. The earlier, the better. We help you understand what's realistic, what regions make sense for your goals, and what the full process looks like from the very beginning.
How does your pricing work? Will costs change?
Reconstruction in Tuscany involves real complexity — soil conditions, historic structures, permit requirements. We don't make promises we can't keep. What we do: a detailed itemized budget before work starts, full transparency at every stage, and no surprise invoices. Every cost is explained before it's approved.
How do you manage quality when we're not on-site?
Weekly video and photo reports. A dedicated project manager as your single point of contact. Stage-by-stage technical inspections. Full visibility at all times — from anywhere in the world.
We don't speak Italian. Is that a problem?
Not for a single day. We handle all communication with local authorities, suppliers and subcontractors. You work with us — in English or German.
How long does it take?
A full renovation: 10–14 months. New construction from foundation: 14–20 months. We give you a realistic timeline from day one — not an optimistic one designed to make you sign.
What if something doesn't meet the standard?
We fix it. At our cost. That's not a policy — that's the only way we know how to work. Full liability is covered in the contract.
